Approximately 200 new homes in line with Royal Borough of Windsor and Maidenhead Council’s local plan policy, which allocates the site for residential development.

The planning application will mainly propose family housing to address the known undersupply in the immediate area. The development will provide a high-quality network of green and blue infrastructure across the site, capable of supporting enhanced biodiversity, recreation, and leisure functions.

Pedestrian and cycle links through the site will ensure full integration into the sustainable transport network, alongside connections to adjacent and nearby public rights of way. The site will provide 40% affordable housing, in line with the local authority’s adopted policy which also includes provision for 5% of the homes to be made available for custom and self-build opportunities. 

As part of the planning application process, the application will demonstrate how concerns relating to noise and air pollution, flood risk, groundwater, surface water run-off, and minerals can be satisfactorily addressed and mitigated through a comprehensive master plan that addresses all key development considerations.
