Newly crowned 2025 Housebuilder of the year submits plans for new development in Chalfont St Giles

Plans have been submitted for a development of up to 102 homes in Chalfont St Giles – with half of the properties designated as affordable.

Bellway Strategic Land is seeking outline planning permission from Buckinghamshire Council for the project on an 11-acre site off Narcot Lane.

The plans include a mix of homes ranging from one to five-bedrooms are proposed, with half of the properties to be sold on the open market and half to be made available as affordable housing for low-cost rent or shared ownership.

Madeleine Anderson-Wood, Senior Strategic Land Manager for Bellway in the South East, said: 

“There is an urgent need for new housing in this part of Buckinghamshire, and particularly a need for affordable housing.

The council’s latest annual monitoring report highlights a serious shortfall in affordable housing, with no new homes delivered in Chalfont St Giles between April 2022 and March 2023, and only 14 across the entire East Area of Buckinghamshire during that time. In comparison, the proposed Bellway development would provide up to 51 affordable homes – a transformative increase of more than 260% in the area.

By delivering 50% affordable homes, this development would make a substantial and meaningful contribution to meeting local housing needs, particularly those unable to purchase on the open market.

The development would represent a logical and sustainable use of this grey belt site, ideally positioned within easy reach of the excellent amenities in Chalfont St Giles. It would also provide generous areas of open space, including a play area, creating a welcoming environment for the wider community. Beyond providing much-needed homes, the project will support local jobs during the construction phase and generate additional spending in the local economy when the new residents move in.”

The proposals include the creation of wildlife habitats such as hedgehog houses, and bat, bee and bird bricks to support biodiversity and encourage a thriving ecosystem. The hedgerow around the edge of the site would be carefully retained and extensive tree planting carried out to further enrich the natural environment.
