Bellway seeks permission for 135 homes and employment space in Framlingham

A proposal to develop a 32-acre site in Framlingham with 135 new homes and 7,000 sqm of employment space has been put forward for planning permission.

Bellway Strategic Land has submitted plans to East Suffolk District Council for land to the east of Woodbridge Road.

The hybrid application seeks detailed permission for 128 homes, including 44 affordable homes, and outline permission for a further seven self-build/custom-build homes, as well as land to be used for employment, a convenience store and an early years facility.

The homes would all feature air source heat pumps, solar panels and electric vehicle charging points, while the plan includes measures to increase the biodiversity of the land by almost 19 per cent.

Ben Stacey, Strategic Land Director for Bellway in the South East, said: 
“Following extensive public consultation, we have submitted an application that caters to what people need and want in Framlingham. That is sustainable, thoughtfully planned housing, with infrastructure and facilities that will benefit not only those who will live in the new properties, but also the wider area.
“This level of employment land could support around 600 jobs and by creating workspace near the homes we are further increasing the sustainability of the development because it will put many residents within easy reach of work without the need for a long commute.
“And with sustainability measures in every home the project would be good for the planet and good for residents’ fuel bills.
“Sustainability would be further enhanced with the biodiversity measures we have planned. The development, once complete, would have an 18.98 per cent increase in the level of biodiversity on site compared to what currently exists there.”

Biodiversity improvements would be achieved through landscaping and the provision of species-rich grassland. These will be nearly double the level of Biodiversity Net Gain (BNG) required by legislation.

The development has been planned with new areas of green landscaping including a central area of open space with a play area.

The homes would be a mix of two to four-bedroom properties for private sale and one to four-bedroom homes for low-cost rent or shared ownership. Following public consultation, Bellway increased the number of three and four-bedroom affordable homes to meet local need.
